How to Build Against the Forces of Nature

The fundamentals of physics say that force is simply mass multiplied by acceleration. But in the world of
home construction and real estate, can force ever be as simple?
Not when you combine it with nature, according to Alveo Land, Ayala Land’s standard bearer for
innovation. “Building and construction is much more complicated when there are forces of nature to be
considered,” says Dante M. Abando, President of Alveo Land. “Our country’s location makes it all the
more challenging as we are located in an area that’s susceptible to calamities like typhoons, earthquakes
and fires.”

The recent Typhoon Ondoy attests to this that’s why Abando furthers that prospective buyers should look
not only on the aesthetics of a particular home, but also on the specific safety features that the
development has. In the case of Alveo Land, they see to it that their communities are masterplanned in

Earth
Alveo developments follow the Universal Building Code and National Structural Code of the Philippines to

possible progression of flood in the area through the years. They have up to 2 meters of engineered fill in
their projects to keep flood water from entering the units. In fact, they conduct land layering processes
where for every 12 inches of soil, they test the fill’s compactness in order to ensure that there will be no
possibility of landslides. “We also have detention ponds against flooding and downstream erosion by
storing water for a limited period of time. This is to manage excess run-off by allowing large amount of
flows of water to enter but limits the outflow to protect structure and not to cause damages downstream.”
says Kiko Francisco, Project Director of Alveo Land. “Celadon Manila and Ametta Place, our existing
developments in flood-susceptible areas of Manila and Pasig, have been proven to be Ondoy-proof; and
our future developments will do even more in the interest of safety.”

This release is in reference to current developments regarding the Alveo Land property, Ametta Place in Pasig, in light of the recent Typhoon Ondoy calamity.

Heavy flooding in Marikina, Cainta , Quezon City has brought on loss of lives and property due to record amounts of rainfall from Typhoon Ondoy. Other surrounding areas in Metro Manila, including Pasig, where Ametta Place is located, has been affected. We are happy to report, however, that the development’s flood prevention feature—namely a 1.5 meter (almost 5 feet elevation) engineered fill where the development stands--ensured that Ametta Place did not go under.

Alveo Land supports the stand of the local government of Pasig to prioritize the clearing and rebuilding of the roads and infrastructure of the city

I just texted to tell you my positive sentiments which I shared with my colleagues in our industry. I was very happy to note that we didn’t have any flood issues at Celadon during the height of Ondoy outrage. I just hope that we can keep it that way. I also want to acknowledge our security OIC William for he is doing a very good job and he has the drive and initiative of a leader. Congratulations for getting him. It is worth noting that several listed property companies saw their share price plummet but Ayala Land held quite well. It’s because of right moves and excellent management.
